Service First Permits is thrilled to highlight the successful opening of Perpetual First’s newest venture: Moodswing, a pickleball, restaurant, bar, and event space in Denver! Twelve pickleball courts (six inside, six outside), 20,000 square feet of restaurant and bar space, 33,000 square feet of outdoor patio space with a fire pit, top-notch food and drinks, and a monthly events schedule full of meet-ups, parties, and live music! Brought to you by the same group that created Rayback Collective and Improper City, you know it’s going to be great. 🎉
This adaptive reuse project transformed an industrial warehouse into a vibrant recreation destination through strategic permit management and creative problem-solving. We worked with DOTI to reduce requirements to permanent sidewalks, pedestrian ramps, amenity zones, curbs, gutters, and more.
To keep construction moving despite complex permitting challenges, we implemented a multiphase permit strategy that allowed the general contractor (Built Construction) to begin demolition and landlord improvements in Phase 1, while Phase 2 construction and finishes remained under city review.
